Why Are People Moving from Miami to Jacksonville?

Why Are People Moving from Miami to Jacksonville?

Why Are People Moving from Miami to Jacksonville?

The biggest reason?
They want more space, less stress, and a better pace of life for their families.

Here’s what I hear most often from buyers relocating from South Florida:

1. Cost of Living (This is the big one)

Miami has gotten expensive. Really expensive.

  • Higher home prices

  • Higher insurance costs

  • Higher taxes and overall living expenses

In Jacksonville, your money just goes further.

You can often get:

  • A larger home

  • A pool

  • A yard for your kids (and dogs)

  • A quieter neighborhood

…for significantly less than what you’d pay in Miami.

2. A Slower, More Family-Focused Lifestyle

This one is huge, especially for families.

Many of my clients say the same thing:

“We just want our kids outside more.”

In Jacksonville:

  • Less traffic

  • Less congestion

  • More space to breathe

  • More time outside

It’s still growing, still exciting… but it doesn’t feel overwhelming.

3. Traffic (or lack of it)

If you’ve lived in Miami, you feel this one.

Jacksonville is spread out, yes—but day-to-day life is generally easier.

Commutes are more manageable. Errands don’t take half your day.

And that alone can dramatically improve your quality of life.

4. Outdoor Living Year-Round

Both cities have beautiful weather—but the way you live outside is different.

In Jacksonville, people are:

  • Boating on the St. Johns River

  • Spending weekends at the beach

  • Biking through neighborhoods and trails

  • Letting their kids play outside more often

It feels more… livable.

Where Are Miami Buyers Moving in Jacksonville?

This is where it gets fun, because it really depends on lifestyle.

Here are some of the most popular areas I’m seeing:

Nocatee / Ponte Vedra

  • Master-planned communities

  • Resort-style amenities

  • Great for families relocating with kids

  • Very popular with out-of-state buyers

Jacksonville Beach / Atlantic Beach / Neptune Beach

  • Walkable coastal lifestyle

  • Golf carts, coffee shops, local restaurants

  • More relaxed beach-town feel than Miami

  • You can still get luxury, gated, new construction in areas like Glen Kernan.

St. Johns County (Durbin, Rivertown, Shearwater)

  • New construction

  • Top-rated communities

  • Family-oriented neighborhoods

Intracoastal + Waterfront Homes

  • Larger lots

  • Private docks

  • More affordable waterfront compared to Miami

What Jacksonville Does Better Than Miami

Let’s be real—Jacksonville wins in a few key areas:

  • Affordability

  • Space (homes + land)

  • Less congestion

  • Family-friendly communities

  • Easier day-to-day living

For a lot of people, this is exactly what they’re looking for in this season of life. Jacksonville isn't perfect, but it is absolutely a world away from Miami.

What Miami Does Better (Let’s Keep It Honest)

Miami still has things Jacksonville just doesn’t replicate—and that matters depending on your lifestyle.

  • Nightlife and high-end dining

  • International culture and diversity

  • Walkability in certain areas

  • Energy and fast-paced lifestyle

If you thrive on that energy, Jacksonville may feel quieter. Our culinary scene is growing and expanding, but the nightlife is basically nonexistent.

The Honest Trade-Off

This is really what it comes down to:

– Miami = energy, culture, nightlife, density
– Jacksonville = space, ease, lifestyle, family focus

Neither is “better.”
They’re just different.

But for many families right now… Jacksonville fits their life better.

Is Jacksonville Right for You?

If you’re thinking about making the move, here’s the question I always ask my clients:

“What kind of life do you actually want day-to-day?”

Not just the highlight reel.
Not just the vacation version.

Your real life.

Because that’s where Jacksonville really shines.
